Dubai Property Partners is the trading name used for this Dubai based property service. References to DPP, we, us and our mean the operator of this website. Dubai Property Partners works in partnership with X C P T REAL ESTATE L.L.C for licensed Dubai real estate brokerage activity. By using the website, you agree to these terms. If you do not agree, please stop using it. Separate reservation, sale, brokerage, developer, finance or professional service terms may apply to any transaction and will take priority for that service.

General information only

Website content is provided to help prospective buyers understand the Dubai property market and prepare questions. It does not consider your full circumstances and must not be treated as a recommendation to buy, sell, finance or hold a particular property.

You should obtain independent legal, tax, mortgage, currency and financial advice suitable for your position. You remain responsible for assessing affordability, risk, documentation and the consequences of any decision.

Property information, prices and availability

Prices, payment plans, areas, sizes, views, specifications, completion dates, rental estimates, service charges, incentives and availability may change without notice. Unless expressly stated as a total price, a displayed amount is the current asking or developer price for the stated property only. Registration, administration, conveyancing, finance, valuation, currency conversion, service charges, insurance, furnishing and other transaction costs may be additional.

Images and plans may show renders, show homes, upgraded finishes or illustrative views. Information supplied by developers, sellers or other sources must be verified against the current reservation form, sale and purchase agreement, title, project records and other official documents before reservation. No website statement promises availability, finance approval, rental income or future value.

Calculator assumptions

The calculator produces mathematical illustrations from the figures you enter and the assumptions stated beside it. Results are not a valuation, quotation, appraisal, return promise or forecast. The current model applies annual compound capital growth, rental income after the entered handover year, the entered rent retention rate, a 7% acquisition allowance and a 2% exit allowance.

The model assumes a cash purchase and excludes finance, tax, currency movements, construction delay, changes to payment timing and extraordinary costs. Changing price, growth, rent, vacancy, service charges, exchange rates, financing, handover or sale timing can materially alter the result. Use conservative scenarios and verify every figure for the specific unit.

Dubai Property Investor Club

The Investor Club is a free self service research workspace. Match scores are generated from the preferences a member provides and current website inventory. Scores, comparison tables, learning paths, alerts and scenario outputs organise information; they are not recommendations, valuations, forecasts or promises that a property is suitable.

Members are responsible for keeping account information accurate and credentials confidential. One person must not access another member's account or upload unlawful material. We may suspend abusive or unsafe use. Membership does not create an advisory, fiduciary, brokerage or transaction relationship and does not oblige a member to purchase property.

Licensed brokerage partnership and Dubai regulatory checks

Dubai Property Partners works in partnership with X C P T REAL ESTATE L.L.C, the company named on a Dubai Land Department Real Estate Office Registration Certificate reviewed on 31 August 2026. The certificate records DLD licence number 1579357, RERA office registration number 57959 and authorised activities for leasing property brokerage agents and real estate buying and selling brokerage. It states an expiry date of 9 December 2026.

Real estate advertising, brokerage and project sales in Dubai may also require activity cards, advertising permits and a Madmoun QR through the Dubai Land Department or RERA systems. Confirm the applicable permit and licensed transaction party for the specific property. You can use the Dubai Land Department service to verify real estate licences and permits.

For off plan purchases, verify that the project and initial sale are registered, review the current project status, confirm the designated escrow account and payment instructions independently, and obtain advice on the sale and purchase agreement before transferring funds. The Dubai Land Department project status service provides an official verification route.

Investment and currency risk

Property can fall in value and may take time to sell. Rental income and occupancy are not guaranteed. Construction, handover, defect, developer, community supply, service charge, finance, tenant and regulatory risks may arise. International buyers also face currency risk because Dubai property is priced in dirhams.

Past market performance and current demand do not predict future results. Any reference to potential growth, yield or residency is an illustration or general observation, not a guarantee.

Our role and third parties

Our role may include property marketing, buyer guidance, sales coordination or introduction. Licensed brokerage activity is carried out through the applicable licensed party, including X C P T REAL ESTATE L.L.C where relevant. Commission may be received through a developer, seller or licensed brokerage arrangement. We will explain the role and material commercial relationship relevant to a proposed purchase.

Independent developers, sellers, lenders, lawyers, tax advisers, currency providers and managers control their own services and decisions. An introduction does not guarantee their work, approval or outcome. You should review their credentials, engagement terms and charges directly.

Acceptable use and intellectual property

You may use the website for personal, lawful research. You must not interfere with its operation, attempt unauthorised access, introduce harmful code, scrape it at scale, impersonate another person or use the content to mislead others.

The website design, brand, written content, graphics and original tools belong to us or our licensors. You may not reproduce, sell, publish or commercially exploit them without prior written permission. Fair quotations for genuine review or legal use remain permitted.

Liability

Nothing in these terms excludes liability that cannot lawfully be excluded. To the extent permitted by law, we are not liable for decisions made solely from general website information, indirect loss, lost profit, loss caused by changing market conditions or the acts and omissions of independent third parties.

We do not promise uninterrupted access or that every error will be corrected immediately. You are responsible for keeping your own devices and communications secure.

Privacy, links and changes

Our Privacy Notice explains how we handle personal information. Links to external websites are provided for convenience and do not make us responsible for their content, security or privacy practices.

We may update the website and these terms. The effective date at the top identifies the latest version. Continued use after an update means the revised terms apply from that date.

Law and disputes

These website terms are governed by the laws applicable in the Emirate of Dubai and the federal laws of the United Arab Emirates. Courts with jurisdiction in Dubai will have jurisdiction, subject to any mandatory consumer rights or forum rights that apply where you live.
