02Use area videos to test tenant and buyer demand
Dubai communities serve different residents, visitors and future buyers. An area video should help you examine transport, employment access, schools, retail, leisure, walkability, construction activity and the character of existing buildings. It should not be treated as proof that every project in that location will perform equally.

03Rebuild every rental yield shown in a video
Whenever rental income is discussed, record the rent source, date and comparable unit. Then deduct vacancy, service charges, management, leasing, maintenance, insurance, furnishing replacement and utilities where relevant. An attractive gross percentage can change materially when the full operating budget is included.
Off plan property also needs a timeline because rent normally begins only after completion, handover, furnishing and tenant occupation. 04Place each opportunity inside your wider portfolio
A strong individual property can still create unnecessary concentration if it repeats the same developer, area, completion date, tenant segment or funding requirement already present in the portfolio. Before reserving, identify the role of the asset and the evidence that supports that role.
