The property route starts at AED 2 million. This guide explains the key checks for ownership, off plan homes, mortgages, family and documents.

Dubai property may support a UAE Golden Visa application. The starting point is AED 2 million in qualifying property. One property may be enough. More than one property may also be used. The authority must still approve the person, value, ownership and documents.

AED 2 million in property is the official starting threshold

The value can currently be held in one or more qualifying properties under the applicant name. A purchase price alone does not guarantee approval. The authority will consider the accepted ownership record, property value, applicant, financing position and required documents under the service route in force at the time.

Important difference in the official visa duration

The federal UAE Golden Residency page currently describes a five year residence for real estate investors. The Dubai Land Department Golden Visa investor service currently describes a ten year residence permit. Because the official descriptions differ, confirm the applicable duration and service channel directly before making a property decision.

Can off plan property qualify?

This is the critical question for an off plan investor. Do not assume that a project launch, reservation form, developer payment receipt, sale and purchase agreement or Oqood registration automatically satisfies the Golden Visa evidence requirement. The current Dubai Land Department service lists an electronic title certificate or title deed among the required documents.

Before reserving an off plan unit mainly for residency, ask the authority to confirm:

  • Whether the exact project and current construction stage are accepted.
  • Whether Oqood or another provisional ownership record is sufficient.
  • What amount must already have been paid and how it is evidenced.
  • Whether the accepted value is the contract price, paid value or another official value.
  • When the applicant becomes eligible if a title certificate is required.
  • What happens if handover, registration or completion is delayed.

An off plan unit can still be a suitable investment even if the visa application must wait, but the capital timeline and residency timeline should be modelled separately.

One property, several properties and joint ownership

The current Dubai service states that one or more properties may be used. For a portfolio investor, that creates a possible route to the AED 2 million threshold across several assets, but every property must have acceptable ownership evidence and be recorded under the applicant name as required.

Joint ownership needs specific confirmation. Do not assume that the total property value is attributed to each co owner. Ask whether the recorded share of the applicant must independently reach the threshold, how spousal ownership is treated and whether the ownership proportions shown in the official record match the intended application.

Mortgages, equity and lender evidence

The current Dubai Land Department service says mortgaged property may be used and requests a bank no objection letter that states the amount paid and the balance. This does not mean every mortgage automatically qualifies. Confirm the acceptable paid amount, valuation basis, lender letter wording and any restriction on the property before committing to a financing structure.

For an off plan purchase, future mortgage approval should never be treated as certain. An investor may reach a visa related value threshold while still facing a substantial handover balance that requires separate funding.

Application documents and practical sequence

The Dubai service currently lists a passport, electronic title certificate or title deed, personal photograph, UAE identity card if available and current residence permit if available. It also describes an in person process, medical examination and residence issuance by email. Requirements and service locations can change.

  1. Confirm the exact service route and residence duration with the relevant authority.
  2. Check that the applicant name, ownership share and property records are correct.
  3. Obtain the current title evidence and any required mortgage bank letter.
  4. Confirm passport validity, UAE entry status, health insurance and identity requirements.
  5. Prepare authenticated family documents if sponsorship is planned.
  6. Request a current fee schedule and appointment procedure.
  7. Keep the application receipt, medical result, identity documents and issued residence evidence.

Fees, family sponsorship and timing

As reviewed on 18 August 2026, the Dubai Land Department service page lists separate charges for the investor residence, medical examination, Emirates ID, residence confirmation, administration and sponsored family members. It also indicates an expected service time of seven to ten business days after a complete application. Treat both fees and timing as indicative until reconfirmed for the applicant.

Family sponsorship is a separate documentation exercise. The current Dubai page lists items such as health insurance, authenticated marriage and birth certificates and additional evidence for older children. Prepare these early because overseas certification and attestation can take longer than the property related steps.

Renewal, sale and maintaining the qualifying position

Before selling, transferring, refinancing or changing ownership of a property used for the application, ask how the change could affect an existing residence and its future renewal. Do not assume the visa remains unaffected for its full printed duration if the qualifying basis changes.

A portfolio investor should keep a separate residence file showing the qualifying assets, ownership records, financing letters, application evidence and renewal date. Review it before any disposal or ownership restructure.

Golden Visa benefits are not investment returns

Residency may support personal mobility, family planning or a longer term connection with the UAE. It does not guarantee capital growth, rental income, construction completion, mortgage approval or resale liquidity. A property selected only to cross the eligibility threshold may be less suitable than a lower priced asset with stronger investment fundamentals.

Tax residence remains separate

A UAE residence permit does not by itself determine tax residence in another country. Travel pattern, homes, family, work and local residence rules can all matter. Foreign rental income and overseas property gains may remain relevant outside the UAE.
